Verbal Boundary Description

This 15.9-acre parcel in Bala Cynwyd, Lower Merion Township, consists of three contiguous tracts:

1. a 9.41 acre tract owned by the Board of Trustees of Lower Merion Academy as acquired in 1810 and surveyed in 1914 by Milton Yerkes, Bryn Mawr and now under an Agreement of Lease by Trustees of Lower Merion Academy to School District of Lower Merion Township, dated April 24,1914 (q.v.). The lease expires in the year 2064 with subsequent terms of 100 years in duration.

2. two tracts adjoining the first at the north end totaling 6.5 acres that were purchased by Lower Merion School District in 1937 and 1943

     A. 3.5 acres; see deed dated August 4, 1937, Deed Book 1241, p. 438, recorded August 10, 1937

     B. 3.00 acres; see deed dated July 6, 1943, Deed Book 1528, p. 231, recorded July 9, 1943.

The boundary for the entire parcel is shown on Map 1 reproduced at a scale of 1' = 200'.

Additionally, the full parcel is fully described as a consolidated 15.919 parcel in a "Stipulation of Consolidation" as a single lot for zoning purposes by Lower Merion School District. This document is dated July 28, 1998, and describes Parcel Number 40-00-08380-004, Block 003G, Unit 049, and identifies an existing plan entitled ÒFinal PlansÑOverall Existing Condition Plans, sheet 2/18 dated February 2, 1998, last revised July 2, 1998, prepared by Momenee & Associates, Inc.

Boundary Justification

The overall boundary for this parcel was determined by the existing historic outer boundaries of each of three tracts acquired sequentially for use by the Trustees of Lower Merion Academy (1810) and Lower Merion School District (resurveyed in 1914; 1937, and 1943) for educational purposes and the construction of three schools. The boundaries of the individual tracts of the full parcel are more fully described in the documents listed above and as a Parcel No. 40-00-08380-004, Block OO3G, Unity 049.
